I've always thought its better to own your home rather than rent. Now i realize the answer is not completely black and white and it really depends on a lot of factors. Here is a mathematical approach to buying vs renting a home. What do you think?

00:11.5
Pero compute nga natin to at tignan talaga natin
00:14.5
00:24.5
sa may Valle Verde.
00:26.0
00:29.5
ay umaabot ng mga P150,000,000 pesos on average.
00:35.5
Pero kung magre-rent ka, tinignan ko rin
00:37.5
00:41.5
umaabot lang siya ng mga average of about P150,000 pesos a month.
00:46.5
Okay, so ikumpara natin ito.
00:48.0
So let's say meron kang P150,000,000 pesos.
00:51.0
Ngayon, bumili ka ng bahay.
00:53.0
00:57.5
from the P150,000,000 pesos
00:59.5
01:09.5
Let's say, for example,
01:11.5
01:17.5
Pero ano ba yung nawawala sa'yo?
01:19.0
Ang nawawala sa'yo is your passive income
01:22.0
or income from your asset,
01:24.5
which is the P150,000,000 pesos.
01:27.0
Ngayon, kung nagre-rent ka na lang
01:29.0
for P150,000,000 pesos,
01:31.0
buwan-buwan, magkano ang income
01:33.0
makukuha mo sa P150,000,000 pesos mo
01:35.0
01:37.0
So at P150,000,000 pesos,
01:39.0
you could get about 6% annually on your money.
01:43.0
And that's conservative.
01:44.5
At 6% annually,
01:46.0
lumalabas siya ng P9,000,000 pesos every year.
01:49.5
Ibig sabihin yan, passive income yan,
01:52.0
yung pera mo nagtatrabaho para sa'yo.
01:54.5
Kung dinivide mo yan by 12 months,
01:56.5
that's P750,000,000 pesos every month.
02:00.0
Ngayon nakikita mo na kung bakit
02:01.5
mas okay mag-renta, no?
02:03.0
Kasi ang gagawin mo dito is
02:05.0
you make P750,000,000 pesos a month,
02:07.0
passive income.
02:08.0
You don't have to work for it, ha?
02:09.5
Tapos magre-rent ka for P150,000,000 pesos a month,
02:13.5
may matitira ka pang P600,000,000 pesos buwan-buwan.
02:18.5
So in this case, it's actually better to rent
02:22.0
than to buy your own house.
02:24.5
So let's give another scenario.
02:26.0
What if you only have, let's say, P45,000,000 pesos
02:30.5
but you want to buy a P150,000,000 peso home?
02:33.5
You'll have to mortgage the balance of the P150,000,000 pesos
02:37.5
which is P105,000,000 pesos.
02:39.5
Now, let's say the mortgage is going to be 30 years
02:42.5
at 6% interest rate.
02:45.0
02:50.0
So nawalan ka na ng P45,000,000 pesos
02:52.5
kasi yun ang pa-down payment mo.
02:54.0
02:58.0
just to be able to live in this 400-square-meter home
03:01.5
in Valle Verde.
03:02.5
Parang hindi praktikal, di ba?
03:04.5
03:08.5
at a 6% interest rate,
03:10.5
you'll get an annual return of P2.7 million pesos.
03:14.0
03:19.0
Ibig sabihin nun,
03:20.5
meron ka pang savings na P75,000 pesos
03:24.0
after you rent for P150,000 pesos in that same house.
03:29.0
Kasi ang isang pinakamalaking problema
03:31.0
ng real estate prices right now for sale
03:34.0
is sobrang taasan ng presyo ngayon
03:36.5
03:39.5
And it actually makes more sense if you have the money
03:43.0
to just rent a home and invest your money in other things.
03:46.5
Now, when does it make sense to buy a house
03:49.0
compared to renting a house?
03:51.0
It will only make sense
03:52.5
if the monthly rental rate is close to your monthly mortgage rate.
03:57.5
Kung halos magkalapit na sila
03:59.5
or konti na lang yung difference,
04:01.5
it actually will make sense na
04:03.5
to buy a home versus renting it.
04:06.0
04:19.5
And that is the only time that it actually makes sense
04:22.5
to buy a home versus renting a home.
04:25.5
04:28.5
o magre-renta ka ng bahay,
04:30.0
importante na i-compute mo talaga yung dalawang yun
04:33.5
at i-kumpara mo sila
04:35.0
para malaman mo talaga
04:36.5
